Introduction
Welcome to AyahsoWiDeh, a privately hosted seaside villa in San San, Portland, Jamaica. By submitting a reservation request, you agree to the Terms and Conditions outlined below.
Booking & Payment Process
Reservation Requests: All requests are manually reviewed. Submitting dates does not confirm a booking.
Approval Required: Upon approval, guests will receive a confirmation email.
Payment Link: A secure link will be sent to complete the transaction.
Deposit Requirement:
- A 50% deposit is required to secure your reservation.
- The final 50% payment is due 30 days prior to arrival (non-refundable).
Last-Minute Bookings: Reservations made within 30 days of arrival require 100% non-refundable payment.
Currency: All transactions are quoted and payable in USD.
Minimum Stay & Occupancy
Minimum Stay: A 3-night minimum stay (Summer & Winter period) is required. Special periods, including Thanksgiving & select Jamaican Public Holidays, may attract a 4-night minimum stay. XMAS + NYE period requires a 7-night minimum stay.
Maximum Occupancy: The villa accommodates up to 10 guests in five bedrooms.
Exclusive Use: Bookings are for the full villa only. No shared stays.
Cancellation Policy
Refundable Deposits:
- Summer Season: Cancellations made in writing 61+ days prior to check-in will receive a full refund of the initial 50% deposit.
- Winter Season: Cancellations made in writing 91+ days prior to check-in will receive a full refund of the initial 50% deposit.
Non-Refundable Conditions:
- Cancellations less than 61 days before arrival (Summer), or less than 91 days (Winter), are non-refundable.
- Final 50% of payment is non-refundable regardless of season.
- Peak Holiday Season (Christmas: Dec 21 – Jan 7, New Year, US Thanksgiving): No refunds under any circumstance.
Other Conditions:
Reservation credit toward future dates may be extended at the owner’s discretion.
No refunds for no-shows, delayed arrivals, early departures, or guest count reductions.
Early Departures: No refunds for early check-outs or unused nights.
Security Deposit & Damages
Deposit: A refundable security deposit equal to one (1) night’s stay is required.
Forfeiture: This may be withheld for property damage, missing items, smoking violations, or misconduct.
Inspections: Conducted before and after each stay.
Smoking Penalty: Smoking indoors forfeits deposit and incurs a $1,800 USD cleaning fee.
Check-in / Check-out
Check-in: From 3:00 PM
Check-out: By 11:00 AM
Early check-in and late check-out are subject to availability and may incur additional fees.
House Rules
No Smoking: Only permitted on outdoor decks
No Pets: Unless written permission is granted
No Events/Parties: Must comply with Jamaica’s Noise Abatement Act
- Music lowered by 12 AM, off by 2 AM
- Unauthorized events incur additional charges
Appliance & Furniture Use: Misuse is prohibited
Hot Tub: Infants/toddlers must use swim diapers. Cleaning fee applies if violated
Illegal Activity: Results in immediate eviction without refund
Commercial Use: Prohibited without prior written approval (includes filming or social content)
External Guests: Charges apply for excessive catering or third-party use
Included Services
Your stay includes:
- Private Chef
- House Manager
- Daily Housekeeping
- Linen change every 3 days or upon request
- Third-party concierge services (e.g., excursions, massages) available for additional cost
Guests agree to indemnify the homeowner against any injuries or incidents arising from third-party concierge services.
Cleaning Fees & Penalties
Fees are charged for:
- Fees may apply for:
- Missing or stained linens/towels
- Hot tub misuse
- Damaged kayaks or equipment
- Indoor smoking
- Excessive mess
- Any property damage
Limitation of Liability
The host is not liable for:
- Injuries, accidents, or losses during your stay
- Unforeseen weather, natural disasters, or flight disruptions
- Malfunctions or temporary outages of equipment or services (e.g., Wi-Fi, electricity)
- Guests are responsible for personal property insurance.
- Any accidents, injuries, losses during stay are the guest’s responsibility.
Force Majeure
In events beyond the host’s control (e.g., hurricanes, travel bans), reservations may be canceled and refunded at host’s discretion
Governing Law
This Agreement is governed by the laws of Jamaica, under the jurisdiction of the property’s location in Portland Parish.
